Yanworth House

Yanworth House is a traditional country property in the Cotswolds that was devastated by fire. The project involved the full reinstatement and sensitive refurbishment of the building to restore its character and function as a family home. The scheme required careful planning, technical coordination, and on-site management to bring the property back to life while respecting its heritage context.
Project Highlights:
• Sensitive reinstatement of a fire-damaged Cotswold house.
• Successful planning application to reinstate the roof structure under permitted development.
• Full redesign of internal layouts to create a more coherent and functional home.
• Use of a wrap-around scaffold and tin roof to stabilise and dry the saturated structure.
• Specialist remediation of moisture and mould to protect the original fabric.
• Reinstated traditional stone and joinery details with improved energy performance.
Our contribution:
The architects led every stage from damage assessment through to completion on site. The team:
o Produced the full reinstatement design, coordinating with engineers, and surveyors.
o Secured the necessary planning consent for the reinstated roof and ensured compliance with permitted development rights.
o Prepared and managed the tender process and contract documentation.
o Oversaw construction, providing contract administration and daily project management to maintain quality and design intent.
By combining architectural design, planning expertise, and practical project management, the team transformed a fire-damaged shell into a restored and renewed family home. A project that now stands as a demonstration of how heritage and modern living can be carefully brought back together.
