LBK Boathouse

Overview:
The Lakes by Yoo estate in Coln Park is a luxury holiday destination set within the Cotswold Water Park. Our work on this project supported the estate’s continued growth by formalising the existing Lakes Bar and Kitchen (LBK) tented restaurant, retaining the dog wash facility, and developing proposals for a new single storey Boathouse to expand dining and event space.
Across the project we produced several design options for the Boathouse and wider LBK area. We then continued to lead the planning work and create the CGI visuals for the scheme taken forward by the client. Our involvement ensured the final proposal was well considered, aligned with planning policy, and sensitively integrated into the lakeside landscape.
Project Highlights:
• The Boathouse design incorporates a low profile, extensive glazing, and natural timber cladding to blend into the woodland and lake setting.
• The proposal introduces flexible indoor space, supported by a shared kitchen and back of house area that improves operational efficiency with the LBK.
• A full public consultation was carried out at the LBK, allowing residents and estate users to comment on design, noise, and layout. Their feedback informed revisions to the plans.
• The landscape strategy retained existing trees wherever possible and introduced new native planting and permeable pathways to support sustainable drainage and maintain the estate’s rural character.
Our contribution:
Corylus provided architectural and planning support across all stages of the project. This included:
• Developing initial and alternative design schemes for the Boathouse and LBK area.
• Preparing planning documents and managing the submission to the local authority.
• Coordinating specialist consultants and responding to planning queries.
• Producing CGI visuals for the final scheme taken forward by the client
• Supporting the public consultation and incorporating feedback into the planning material.
• Advising on access, landscape integration, and overall site layout.
