Corylus have been successful in securing an allocation for up to 500 dwellings, specialist elderly accommodation and land for sports provision in the submitted North Norfolk Local Plan at land to the West of Pine Tree Farm to the south of Cromer. The Council have identified Cromer as one of the three Growth Towns in the District and work undertaken by Corylus contributed to an increasing the size of the allocation through both Local Plan preparation and the Local Plan Examination to assist the Council with their increased housing needs .

Corylus submitted an outline planning application for up to 550 dwellings, elderly persons accommodation and land for sports provision at the site in early 2025, determination is anticipated by the end of 2025.
