Corylus are thrilled that the recently submitted outline application for Land West of Pine Tree Farm Cromer was validated last week by North Norfolk District Council. The site is located to the south of Cromer in close proximity to Roughton Road railway station and within walking distance of both primary and secondary schools and community facilities.

The site is allocated in the emerging Local Plan for approximately 500 dwellings, pus specialist elderly accommodation and playing pitches. The eLP, which is currently at Examination, will consider the site allocation in greater detail at Hearing Sessions in early April, meanwhile our client’s application will be under consideration.

The application seeks to reserve all matters except access for future consideration, the site is located in the North Norfolk National Landscape and within a Minerals Safeguarding Area with the eLP Inspector already accepting the principle of development at the location.

The successful submission was supported by a team of consultants including;

Fraser H. at Brown&Co LLP

Jonathan Cage at Create Consulting

Tony Kernon at KERNON COUNTRYSIDE CONSULTANTS LTD

Oisin Kelly at Greenlight Consultants

William Riddett at Wild Frontier Ecology Ltd

Daniel Spreadborough at DFL-UK

Les Jephson at LF Acoustics Ltd

A Planning Performance Agreement is on the process of preparation including a target committee date. Corylus look forward to working with the planning authority to secure permission for this sustainably located site which will deliver new market and affordable homes for Cromer, dwellings for the elderly, public open space, allotments, playing pitches and new pedestrian and cycle connectivity to the south of Cromer.
